The space
Nestled on the tranquil outskirts of Blairgowrie & Rattray, beyond picturesque fruit farms, Rivendell is a delightful 3-bedroom bungalow offering the perfect blend of cosy comfort and scenic charm for up to six guests. We happily welcome one well-behaved dog free of charge, so your furry family member can join the fun!

The heart of Rivendell is it’s bright, open-plan kitchen, living, and dining area, designed for relaxation and entertaining. The well-equipped kitchen has everything needed for your self-catering break, including a dishwasher, electric cooker, and air-fryer. Double doors open to a spacious conservatory, offering an extra sunny spot to unwind. For cooler evenings, a wood-burning stove creates a warm, inviting ambiance.

Rivendell comfortably accommodates six guests across three versatile bedrooms: two with super-king-size beds (convertible to twins) and a comfortable double, ensuring flexible sleeping arrangements. The home also features a modern bathroom with a spacious shower.

Outside, the enclosed garden provides a safe, private space, extending your living outdoors. Enjoy morning coffee or evening unwinds, with a fire pit and BBQ on hand for al fresco meals or starlit gatherings.

While offering a tranquil escape, Rivendell is perfectly situated just 1.4 miles from Blairgowrie town centre, putting amenities within easy reach. The house is equipped with a washing machine, airer, and iron/ironing board. Stay connected with Starlink internet! You'll also appreciate the peace of mind of gated off-street parking for up to four cars. Beautiful walks through the countryside and along the River Ericht are right on your doorstep.

Guests have access to the entire house and garden. The garage and outbuildings are not accessible to guests.

Neighborhood overview
1.4 miles will take you to Blairgowrie town centre. You’ll find everything you need on the high street, with a bakery, butchers, gift shops, cafes, restaurants and even a bookshop.

Blairgowrie is known as the gateway to Glenshee, so if sports are your thing you’ll love being in easy reach of the action, from skiing, golfing, mountain biking, abseiling, hang gliding to paragliding.

The location is also ideal for fishing and golf. Rivendell is just three miles from Blairgowrie Golf Club, which includes the Rosemount championship golf course, considered one of the best courses in Scotland. Six miles to both Alyth and Strathmore Golf Clubs.

Blairgowrie is situated in the heart of Perthshire, so it’s the perfect base for seeing the sights of this gorgeous part of Scotland. It’s just 20 minutes drive to the historic villages of Dunkeld and Birnam where you can take a family walk at The Hermitage or visit the Beatrix Potter Exhibition and Garden. Blairgowrie is also just 30 minutes drive to the cities of Perth and Dundee, 60 minutes to Edinburgh and Royal Deeside.
Getting around
Parking is readily available across the town. A taxi rank is located near The Wellmeadow. Here you will also find the bus ranks, buses frequently service Perth, Dundee and the surrounding towns and villages.
